Welcome to your vacation retreat. Bring the family or friends and enjoy. We have everything you need -- workspace, play space, resting space. Plus free wi-fi, smart TVs, walking trail, and close proximity to Little Rock and nearby entertainment. We even provide games and a basketball for our private court. Spacious home accomodates up to 13 guests. Additional fee for more than 10 guests. It`s an older home, but the slightly creaky wood floors are part of its charm.

You will probably not see us during your stay, but we are easily reachable by Airbnb messaging or text.

Bring extra trash bags for your group. We provide only a starter set. Due to the size of the home and high ceilings some spaces feel warmer during extreme heat days and colder during winters. We`ve provided ceiling fans and portable heat-enabled tower fans to supplement comfort and a warm fireplace for winters.
In this part of the state, certain insects are common, particularly after heavy rains and during high or low temperature seasonal weather. You may notice one occasionally inside. This property is regularly treated to provide a barrier. If insects cross it, they will die. Be mindful to close doors behind you when loading your vehicle and while on the patio.
- Do not smoke inside.
- Do not move electronics or connect personal devices to the family room TVs. You may connect them to the bedroom TVs.
- Do not remove any linen, towels or supplies from the house at the end of your stay.
- Do not move or rearrange furniture.
- Do not entertain on the front lawn.
- Do not climb out of windows, except in case of fire.
- Keep doors and windows closed to conserve energy and to keep insects from coming in. This area is more prone to insects in the summers.
- Do not take furniture outside, except for the spare folding chairs and table in the laundry room.
- Parties must be preapproved.
- Additional cleaning fee will be charged if guests leave spilled food in the oven, stains that require extra cleaning on linen and floors and other such incidents
- Pets must be preapproved on individual basis. Additional pet fee will apply.
- Keep the front porch light on.
- The home is equipped with a private basketball court. A basketball has been placed on the shelf in the family room. Guests play at their own risk and agree to hold the owner and AirBNB harmless if there is any injury or incident.
- This home also has board games. Place all game pieces back into their containers prior to check out.
- If you are hosting an event or party, it must be approved with the host prior to your stay. An additional cleaning fee will be charged.
- The house is equipped with a gas grill on the patio. Do not use charcoal on the grill.
- If you move patio furniture off the porch, return it before leaving.
- Respect quiet hours weekdays 11 pm to 8 am, and weekends 12 am to 8 am.
- At the end of your stay, remove white sheets and pillow cases from the sleeping areas, and place them in the washing machine in the laundry area. You may elect to Wash one load of linen with detergent provided. No need to wait for the wash cycle to finish, or fold laundry.
- Do not entertain or set up chairs and games on front lawn. Use rear patio instead.
- Take trash to the outside bins. If your stay carries over to Tuesday, please roll bin to the front curb for Tuesday afternoon pickup.
- Before leaving, rinse food debris from used dishes, place in the dishwasher and turn it on.
- Take unused food with you or discard it.
